A planning application has been submitted to West Norfolk Council for a new drive-through Costa Coffee unit coupled with potential further development of a West Lynn site.

Camno Properties Ltd is looking for full permission for the Costa outlet on land off Clenchwarton Road – next to McDonald’s. Outline permission is being sought to also build new units for what the applicant says will be a “mixed use scheme” to complement the existing nearby roadside businesses and attract passing trade.

Planning documents state there is also a 2.5-acre parcel of land which has been sold to a “health-related” business and could include an eye clinic.

The development will be of “significant benefit to the area” and create jobs, documents state.

In support of the application, Camno has said there is a shortage of roadside and employment units along the A47 and A17 with parking and “Freebridge Park is an attractive site for commercial businesses requiring good highway links”.

“The proposals create an attractive development which will enhance the setting along Clenchwarton Road providing much-needed retail and commercial facilities for the local economy and passing trade,” a design and access statement said.

King’s Lynn already has Costa Coffee outlets in several town locations. There are two at Hardwick, one at the Queen Elizabeth Hospital at Gayton Road, one at the College of West Anglia and two in the town centre.
